Residential neighborhoods within The Mauna Kea Resort
Mauna Kea Fairways South
As Mauna Kea Resort’s first residential development, Fairways South, firmly established the dream as reality. Thirty-three sites are situated on over sixty-six acres of land. Floating lots with wide open common areas, make this a fabulously private neighborhood. With views overlooking the hotel, golf course and Kohala Coast and conceived by Laurance S. Rockefeller in 1974, this development features spacious custom-designed homes completed by property owners.

Mauna Kea Fairways North
At the Fairways North, thirty-two homesites are generously laid out across gently sloping terrain. The one-half-acre or larger custom lots provide each home with the open space necessary to create an exclusive, private residence. Each property is thoughtfully situated, allowing for majestic mountain or ocean views. Conceived in 1982, this 68-acre single-family residential subdivision overlooking the hotel, golf course and Kohala Coast was developed by Mauna Kea Properties, and originally featured 25 luxurious residences.  There are a handful of lots not yet built upon.

The Villas at Mauna Kea
Designed by the renowned architectural firm of Wells/Klages in 1982, The Villas were originally comprised of 40 leasehold condominium residences, some have since converted to fee simple properties.  Each is situated to take full advantage of the terrain and the views of mountain and ocean that surround the hotel and golf course. Every building has its own entry drive leading to a secured and spacious motor courtyard. These award-winning single-story exclusive condominiums situated on 30 acres overlooking the hotel, golf course and beach have exceeded the timeless beauty of Mauna Kea.

The Bluffs at Mauna Kea
The Bluffs are an original part of the master plan for Mauna Kea and was divided in 1992. Its plans were carefully drawn up more than quarter century ago. The home sites here are close enough to the sea to hear the sound of the surf, and near enough to the sun to forever warm your heart. Mauna Kea Resort radiates from your central position at The Bluffs. To the north, among the swaying palms and majestic gardens, you’ll find Mauna Kea Beach Hotel. To the south, above magnificent Hapuna Beach, is the Hapuna Beach Prince Hotel. This 44-acre simple fee residential subdivision has 20 single-family lots, of which all but one have been built upon.

The boat harbor at Kawaihae is right on the doorstep of Wai‘ula‘ula and ensures convenient access to ocean activities. The nearby town of Waimea, just 12 miles from Mauna Kea Resort, is known for gourmet restaurants, locally-grown produce, specialty flowers and cool upland ranches. These luxury condominiums are well finished and appointed, and have something for everyone, including fourplexes, duplexes and single family condominiums.  There will be a total of 102 units upon completion on approximately 48 sprawling acres.  The Amenity Center is fabulous as well. This neighborhood was built in 2006 and is still under construction.
